Roof Repair & Replacement in Montgomery, NJ
Hillsborough Roofing covers Montgomery Township for roof repair, full replacement, storm work, and siding. Montgomery is where the original builder shingle is coming due all at once, because so much of the township went up in one stretch. We spend a lot of time here telling people whether their roof has a few seasons left or is genuinely finished.
The township that nearly doubled in the 1990s
Montgomery had about seven thousand people in 1980 and more than seventeen thousand by 2000. It was the fastest growing township in the county through the 1990s, and residential building slowed after 2005. Do that arithmetic on a roof and you get what we walk into most weeks: streets of houses that all went up within a few seasons of each other, all finished with the same builder-grade shingle, all coming due at once.
Those shingles show their age as curled tab corners, granule loss on south and west planes, and a brittle feel underfoot on a warm day. The north face on the same house can look almost new, which is why a photo from the driveway is not a diagnosis.
How we read a Skillman or Belle Mead roof that is coming due
When a whole neighborhood ages together, the honest answer is not the same for every house on the street. Orientation, tree cover, attic ventilation, and how the original crew handled the valleys all move the date by years in either direction. We check each of those before we call it.
Granule loss and where it collects
Granules are the shingle’s sunscreen. When they wash off, the asphalt oxidizes and the mat goes brittle. We check the gutters and downspout outlets: a cup of granules after heavy rain on a young roof is normal shedding, but a steady load on a roof this age means the field is spent and patching will not change that.
Closed-cut valleys that were cut too tight
Most of the subdivision work here used closed-cut valleys. Done right, the cut sits a couple of inches off the centerline and the shingle underneath is not nailed in the water path. Done fast, the cut is tight to the center and the nails are in the flow. Those valleys leak long before the rest of the roof is done, and that is a genuine repair rather than a reason to replace.
Ridge vent that was installed without intake
A lot of these houses got a continuous ridge vent and soffit panels that were never actually cut open behind the perforations. The result is an attic that runs hot in July and damp in January, cooking the shingles from below and feeding ice dams at the eave. When we replace a roof here we open the intake, because otherwise the new shingles age like the old ones did.
Rock Brook, Bedens Brook, and the Sourland tree line
The township runs west from the Millstone River toward Province Line, sits under a hundred feet of elevation, and drains through Rock Brook, Bedens Brook near Blawenburg, and Pike Brook. Most of it is flat and open, so summer storms track through with wind that has nothing to slow it. Older sections like Blawenburg and Harlingen along Route 518 have taller trees right over the houses, and the western edge climbs toward the Sourland Mountain ridge where the canopy is heaviest.
That mix drives the two calls we get most. In the open developments off Route 206 and 601, wind lifts unsealed tabs and creases courses on exposed rakes. Under the older canopy it is limb strikes, leaf litter packing the valleys, and moss holding moisture against the mat. Both get repaired the same way: find the break, replace back to sound material, reseal the courses that took the hit.
Signs a Montgomery original roof is finished
- Curled or clawed tab corners across a whole plane, not just at one course
- Bare asphalt showing through where granules have washed away
- Granules loading the gutters after every rain
- Shingles that crack instead of flexing when lifted on a warm day
- Nail pops tenting shingles in more than a few scattered spots
- Third or fourth patch on the same slope in as many seasons
- Attic sheathing showing dark staining or soft spots at the nails
